And my answer is usually another question: What matters most to you?
Do you want a newer home? A bigger backyard? Neighborhood amenities? Something with a little more space? Easy access to I-65? Or are you simply trying to get the most home possible while staying within a comfortable monthly payment?
One of the things I love about Calera is that there isn’t just one type of neighborhood or home here.
From established subdivisions to new construction communities and homes with a little more land, buyers have quite a few options to explore within the 35040 ZIP code.
So if you’re starting your first home search, let’s talk about some of the things you’ll want to consider.
Start With Your Budget, Not the House
I know. This isn’t nearly as fun as scrolling through houses online.
But before we start touring homes, one of the most important things you can do is talk with a lender and establish a comfortable monthly payment.
And notice I said comfortable payment, not simply the maximum amount you’re approved to borrow.
Those aren’t always the same thing.
Your lender can help you understand your estimated monthly payment, down payment requirements, closing costs, taxes, insurance, and the different loan programs that may be available to you.
Once we know those numbers, we can make your home search much more intentional.
What Kind of Calera Neighborhood Fits What You’re Looking For?
Instead of telling buyers which neighborhood is “best,” I like to help them compare communities based on the things that actually matter to them.
Here are some of the differences you’ll find while searching around Calera.
Established Neighborhoods
Calera has several established neighborhoods where you’ll find resale homes in a variety of sizes, ages, and price ranges.
An existing home may already have things like:
- Fencing
- Blinds
- Mature landscaping
- Upgraded light fixtures
- Storage buildings
- Covered patios
- Updated flooring or paint
- Other improvements made by previous owners
Those things may not seem like a big deal when you’re initially comparing homes, but they can add up quickly after closing.
This is one reason I encourage first-time buyers to compare the whole property, rather than simply looking at the age of the house.
New Construction Communities

We also have quite a bit of new construction in and around Calera.
For some buyers, there’s nothing quite like being the first person to live in a home.
New construction may offer modern floor plans, current finishes, builder warranties, energy-efficient features, and opportunities to select certain finishes depending on how early you purchase.
But don’t automatically assume new construction is the better deal.
Look at what’s included.
Does the home come with blinds? A fence? Refrigerator? Garage door opener? Upgraded lighting? Landscaping?
Those are expenses that can come shortly after closing.
And one important tip:
You can have your own REALTOR® when purchasing new construction.
The sales representative at the model home represents the builder. Having your own agent gives you someone looking at the transaction from your side.
Neighborhoods With Amenities

Some Calera communities offer amenities such as pools, sidewalks, playgrounds, clubhouses, or common areas.
If those features are important to you, we can specifically search for communities that offer them.
Just remember that amenities often come with an HOA, so you’ll want to consider those dues as part of your overall housing expenses.
Ask what the HOA covers, how much the dues are, and review the rules and restrictions before purchasing.
Looking for More Space?
Not every Calera buyer wants to live in a traditional subdivision.
Depending on inventory, you may also find properties offering larger lots, more privacy, workshops, storage buildings, or additional outdoor space.
If your dream includes a big backyard, gardening, a workshop, or simply having more room between you and your neighbors, tell your REALTOR® that from the beginning.
Sometimes expanding your search just a few miles can open up completely different possibilities.
Location Within Calera Matters Too
Calera covers a fairly large area, and two homes with a Calera address can offer very different daily routines.
Think about the places you’ll regularly travel.
How important is quick access to I-65?
Where do you work?
Where do you shop?
What activities are important to you?
Do you frequently travel toward Alabaster, Pelham, Hoover, Birmingham, Montevallo, or Columbiana?
These are things I encourage buyers to consider because you’re not simply buying a house.
You’re choosing where your everyday life will happen.
Don’t Skip the Inspection Because the House Looks Good
Whether you’re purchasing an older resale home or brand-new construction, I strongly recommend having a professional home inspection.
An inspection can help identify potential concerns with major components such as the roof, HVAC, plumbing, electrical system, foundation, and other parts of the property.
And yes, even new construction can have inspection items.
No house is perfect.
The goal isn’t to find a home with a completely blank inspection report. It’s to understand what you’re purchasing and make informed decisions.
Don’t Forget About USDA Financing
This is especially important for buyers looking around Calera.
Certain properties may be located in areas eligible for USDA financing.
For qualified buyers, USDA loans may offer 100% financing, which means you may be able to purchase without a traditional down payment.
Buyer and property eligibility requirements apply, so you’ll want to speak with a knowledgeable lender before assuming a particular home qualifies.
