Why Working With a Local REALTOR® Makes a Difference When Buying or Selling a Home

There are a LOT of ways to find a real estate agent these days.

Google.

Social media.

Real estate websites.

A friend of a friend.

The person whose face you saw on a billboard.

And sometimes an online website simply connects you with an agent you’ve never heard of because you clicked a button asking for more information about a house.

But if you’re buying or selling a home, I think there’s an important question worth asking:

How well does your REALTOR® actually know the area?

Because knowing how to write a contract or put a house in the MLS is one thing.

Knowing the community you’re buying or selling in is another.

And when we’re talking about Calera and Shelby County, local knowledge can matter more than people realize.


Local Knowledge Is More Than Knowing How to Get Around Town

When I say someone is a “local REALTOR®,” I don’t simply mean they work here.

I mean they understand the area.

There’s a difference.

It’s knowing that two houses with a Calera address may be in very different locations.

It’s understanding how buyers tend to view different parts of the market.

It’s knowing what’s being built, what’s changing, where new development is happening, and what questions buyers frequently ask.

It’s knowing the communities, the roads, the businesses, and the people.

That type of knowledge isn’t something you learn by looking at a map.

It comes from actually being here.


I’ve Watched Calera Grow

This is where real estate gets personal for me.

I’ve called Calera home for more than 40 years.

I’ve watched this community change tremendously during that time.

I’ve watched neighborhoods appear where there used to be open land.

I’ve watched businesses come and go.

I’ve watched new schools, roads, developments, and communities change the way our city looks and feels.

And I’ve also watched Calera hold onto many of the things that make it Calera.

That history gives me a perspective that’s difficult to get from market statistics alone.

When someone tells me they’re thinking about moving here, I’m not simply telling them about a place where I sell houses.

I’m talking about home.


Local Knowledge Matters When You’re Selling

Let’s say you’re selling your home in Calera.

Pricing isn’t simply a matter of finding three houses with similar square footage and averaging their sales prices.

We need to understand the differences between those properties.

Was one new construction?

Did another have a larger lot?

Was the house recently updated?

Did it have a fenced backyard?

Was it located in the same subdivision?

Were there seller concessions involved?

How long did it take to sell?

What’s currently competing with your house?

What are buyers seeing when they search within your price range?

Two homes can look very similar on paper and still be very different in the eyes of a buyer.

That’s where local market knowledge becomes valuable.


Your Competition Isn’t Just the House Next Door

This is especially important in an area like Calera.

A seller may think:

“There isn’t another house for sale in my neighborhood, so I don’t really have competition.”

But buyers don’t always search that way.

A buyer considering your $300,000 home may also be looking at homes in another Calera neighborhood.

They may be comparing your resale home with brand-new construction.

They might even be considering nearby communities depending on their needs.

So when I’m helping a seller position a home, I want to know what that buyer is seeing.

What else can they buy for approximately the same money?

That’s your competition.


Local Knowledge Matters for Buyers Too

Buyers usually begin with the house.

Three bedrooms.

Two bathrooms.

Certain price range.

Maybe a fenced backyard.

But once we start talking, I usually learn there’s much more to the search.

Maybe easy interstate access matters.

Maybe they want new construction.

Maybe they’d prefer an established neighborhood.

Maybe they want a larger lot.

Maybe they’re hoping for USDA-eligible financing.

Maybe they need a home office.

Maybe they want to be closer to family.

Those conversations help us figure out where and what to explore.

My job isn’t to decide where you should live.

It’s to give you objective information and help you identify properties and locations that fit the criteria you’ve told me matter to you.


A Local REALTOR® Knows Who to Call

Here’s one of the less glamorous parts of real estate that nobody talks about until something goes wrong.

Sometimes…

We need somebody.

A plumber.

An electrician.

An HVAC company.

A roofer.

A home inspector.

A termite company.

A closing attorney.

A lender.

A contractor.

A surveyor.

Real estate involves a lot more people than just the buyer, seller, and two agents.

Having relationships with professionals who work in the area can be incredibly helpful when something comes up and we need answers.

That doesn’t mean you’re required to use someone I recommend.

You always have the ability to choose your own professionals.

But when you ask:

“Alicia, do you know somebody who does this?”

There’s a pretty good chance I can give you somewhere to start.


Sometimes Local Knowledge Means Knowing What Questions to Ask

A REALTOR® isn’t the home inspector.

We aren’t the appraiser.

We aren’t the lender, attorney, surveyor, or contractor.

But experience teaches you when you need to start asking more questions.

How old is the roof?

Is the property on sewer or septic?

Are there HOA restrictions?

Are there known issues that need further evaluation?

What’s included with the house?

Are there warranties?

Does the buyer need additional inspections?

Is there something unusual about the property that we need to investigate?

Knowing the local market doesn’t mean knowing every answer.

Sometimes it means knowing which questions need to be asked and who we need to ask.


Real Estate Is Local, But It’s Also Personal

Buying or selling a home is a financial transaction.

But if you’ve ever actually done it, you know it’s rarely just financial.

You’re selling the house where you raised your kids.

You’re buying your first home.

You’re moving closer to family.

You’re downsizing after decades in the same place.

You’re relocating for a job.

You’re building your first brand-new house.

You’re combining households.

You’re starting over.

There are real people and real life happening behind every contract.

That’s one reason I believe communication matters so much.

You deserve to understand what’s happening, what’s coming next, and what options you have when something unexpected happens.

And trust me…

Something unexpected usually happens.

That’s real estate. 😂


Does Your REALTOR® Have to Live in Your Exact City?

No.

There are excellent agents who serve multiple communities and know those markets extremely well.

“Local” isn’t defined by having a particular ZIP code on your driver’s license.

What matters is whether your agent understands the market they’re helping you navigate and has the resources and experience necessary to represent you well.

Ask questions.

How familiar are you with this area?

Have you worked here before?

How will you determine my home’s value?

What should I know about buying in this market?

How will you market my property?

How will we communicate?

A good REALTOR® should be comfortable having those conversations.


Why Calera Will Always Be Special to Me

I can sell real estate in communities throughout Shelby County and the surrounding Central Alabama area.

And I do.

But Calera will always be different for me.

It’s where I’ve spent most of my life.

It’s where I’ve built relationships.

It’s where I’ve watched families grow and businesses open.

It’s where I’ve seen an enormous amount of change while still recognizing the community I’ve known for decades.

So when I talk about living in Calera, I’m not researching a city so I can write about it.

I’ve lived it.

And when someone trusts me to help them buy or sell a home here, I don’t take that lightly.


Frequently Asked Questions About Choosing a REALTOR®

Should I interview more than one REALTOR®?

Absolutely, if you’d like to. You should feel comfortable with the person representing you and understand how they plan to help you.

Should I choose the agent who suggests the highest listing price?

Not automatically. A recommended list price should be supported by the market. An unrealistic price may sound great during a listing appointment but can create problems once the property hits the market.

Does a buyer really need their own REALTOR®?

Having your own representation means having a real estate professional focused on helping you navigate the transaction from your side. This can be particularly important when purchasing new construction, where the onsite sales representative works for the builder.

How do I know if a REALTOR® really knows an area?

Ask them. Talk about the market, recent sales, current inventory, communities, and what buyers are looking at within your price range. You can usually tell pretty quickly whether someone genuinely works in and understands the area.

Can you help me outside of Calera?

Yes. I work throughout Shelby County and surrounding Central Alabama communities. If a property is outside the area where I feel I can serve you well, I’ll tell you that and help connect you with someone who can.
